About Property Services

There are four divisions of Property Services:

The Building Surveying Division

Is responsible for design, preparation and supervision of contracts for building works. This includes:

  • Responsive repairs 
    Acting on requests from tenants for repairs 

  • Planned and Programmed Repairs
    Following surveys of our properties, grouping work into larger contracts, to save money through greater economies of scale.

  • Improvements  
    Re-designing and updating properties.
    Adapting properties for the disabled.

  • Cyclical maintenance
    Every five years painting communal areas in flats and sheltered housing, external areas and garages.
Our Building and Maintenance Surveyors also undertake general surveying and stock condition surveys. The Property Care Team are the first point of contact when repairs are reported. They also deal with empty properties, arranging inspections, co-ordinating works, tenant alterations and assisted decoration.

Services Section

The Services Section of the Association's Property Services directorate comprises of a dedicated team of skilled experienced managers that are responsible for the following list of amenities:

Energy efficiency measures.

  • Installation of gas and electric central heating systems.
  • Maintenance and servicing of gas appliances.
  • Electrical safety inspections and repairs.
  • Loft insulation and ventilation.
  • Cavity wall insulation.
  • Door entry systems.
  • Lifts.
  • Fire alarms and emergency lighting.
  • Lightning protection.

An example of the type of facilities we manage is shown below. The main entrances to our sheltered housing complexes all have automatic door entry systems that assist the occupants and visitors when gaining access.

This type of arrangement also improves security measures by restricting unauthorised access during the night and early morning hours.

The Services Section employs the services of both contractors and direct works labour to implement various improvements, responsive repairs and programmed maintenance works to our housing stock. Our aim is to provide a safe environment in our tenants homes and minimise the fuel consumption that is used for heating and providing hot water.

Works Division

The Works Division is the in-house unit of the Vale Housing Association which provides a cost effective, efficient and high quality maintenance services.

We carry out around 15,000 general repairs every year ranging from carpentry, building, plumbing and gas maintenance work by our highly skilled tradesmen.

This team has many years experience in the maintenance field and are fully trained in customer service. Health and safety is a major aspect to ensure the safety of our customers.

Our experienced heating engineers are all qualified and have undergone full A.C.O.P.'s assessments to comply with our C.O.R.G.I. registration.

Facilities Management

A small team who deal with our building stores, purchasing of building materials, purchasing and looking after our vehicle fleet, Health and Safety and facilitating the training requirements for our operational staff in Health and Safety matters.
