Procedure to Comply with Thames Water Regulations 1999 on Repair of Mains ServiceLeaks - Responding to "Wasted Water" Notices (OP12:V3:09/01/06)

Responsibility

  1. The Maintenance Surveyor responsible for liasing with Thames Water or other Surveyors so delegated in his/her absence.

  2. Administrative Staff responsible for raising Works Orders to contractors and/or Works Department.

Action

  1. Upon receipt of “Wasted Water” notice, the Administrative staff shall raise an inspection for the Maintenance Surveyor who will visit the site to ascertain location of leak, and whether the service is to Vale HA properties only, or is shared with private owners. The “Wasted Water” notice will be logged on UH and the House File.

  2. The Maintenance Surveyor will then carry out any investigation works to confirm the above.

  3. The Maintenance Surveyor will contact the tenants and/or private owner occupiers to make them aware of the work that is required and any inconvenience that may arise as a result.

  4. The Maintenance Surveyor will raise a works order with Contractor/ Works Department, specifying the extent of works required, and inform Thames Water once all works comly to The Water Spply (Water Fittings) Regulations 1999 when complete. This is to be recorded on UH and the House file.

  5. The Maintenance Surveyor will give written notice to tenants and/or private owner occupiers of necessary work. A copy of this notice will be kept on the house file, detailing the nature and scope of works. Where there is a joint liability of a shared service they will inform the private owner occupier of the impending recharge.

  6. The Maintenance Surveyor will attend site and inspect works as they proceed to ensure the Water Supply Regulations 1999 are adhered to. On completion they will ensure that all ‘making good’ is completed.

  7. The Maintenance Surveyor will then complete and return the “Wasted Water” notice confirming compliance within the mandatory 14 days. A copy of this will be retained in the contract file “Wasted Water Notices”. The Administrative Staff will also update the order on UH once the work is satisfactorily completed.

Recording

  1. A record of the ‘Wasted Water’ will be kept on the UH together with works order.

  2. Notices informing householders of the necessary work will be kept on the house file.
